What to Look for When Buying in a New Neighbourhood

Buying in a new neighbourhood means looking beyond the home itself. The community you choose can affect your daily routine, commute, lifestyle and how well your home works for you over the long term. This is especially important in Metro Vancouver, where neighbourhoods can feel very different even when they’re only a few kilometres apart.

Before making an offer, here are seven things worth considering.

1. Spend Time in the Neighbourhood

Online research is a great starting point, but it doesn’t replace actually spending time in the area.

Walk or drive around at different times of day. A quiet street on Sunday afternoon may feel completely different during weekday rush hour.

Pay attention to traffic, noise, parking, construction and how people use the neighbourhood. If possible, explore it during the day and evening.

2. Look at Nearby Amenities

Think about the places you use regularly and how easy they’ll be to reach from your new home.

Consider grocery stores, restaurants, parks, recreation facilities, schools, childcare, medical services and other everyday amenities.

Walkability may also matter. Being technically “close” to something isn’t necessarily the same as being able to comfortably walk there.

3. Check Transit and Your Commute

Your commute can have a major impact on how much you enjoy where you live.

If you’ll be travelling to work or school regularly, try the route during the time you would normally make the trip. Look at driving times as well as access to SkyTrain, bus routes, cycling infrastructure and major roads.

In Metro Vancouver, being close to good transit can make a significant difference in day-to-day convenience.

4. Research Schools

For buyers with children — or those planning for the future — research the schools serving the property rather than assuming a nearby school is the one you’ll attend.

Look into school catchments, programs and transportation options. Catchment boundaries and enrolment conditions can change, so confirm information directly with the applicable school district.

5. Research Future Development When Buying in a New Neighbourhood

Future development is an important consideration when buying in a new neighbourhood, particularly in areas of Metro Vancouver that are changing quickly.

Find out what can currently be built around the property and what may be planned for the area. New housing, roads, commercial projects and infrastructure can all change how a neighbourhood looks and functions over time.

Municipal community plans and zoning information can provide useful insight into what may be coming. This is particularly worth investigating in areas of Burnaby, New Westminster and Coquitlam where neighbourhoods continue to evolve.

6. Talk to People Who Live There

Current residents can sometimes tell you things that won’t appear in a listing.

If the opportunity comes up naturally, ask people what they enjoy about the neighbourhood and what they wish they’d known before moving there.

You can also visit local businesses, parks and community spaces to get a better feel for the area.

7. Think Beyond the House

It’s easy to fall in love with a kitchen, backyard or floor plan and overlook the bigger picture.

Ask yourself whether the neighbourhood fits the way you actually live.

How far will you travel for groceries? Where will you walk the dog? Is transit convenient? Are the parks and recreation facilities you’ll use nearby? Does the area still make sense if your needs change?

A great house in the wrong location can be a difficult compromise. Finding the right combination of home and neighbourhood can make a much bigger difference.
