Why Your Home Isn’t Selling—and What You Can Do About It
If your property has been on the market longer than expected, you may be wondering why your home isn’t selling. Sometimes the issue is price. Other times, it may be presentation, marketing, changing market conditions or simply how your property compares with other homes currently for sale.
The good news is that a listing that hasn’t sold doesn’t necessarily mean there’s something wrong with your home. It may simply mean it’s time to reassess the strategy.1. The Price Doesn’t Match the Current Market
One of the first things to review is the asking price.
Sellers naturally want to maximize the value of their property, but buyers are comparing your home against other properties currently available as well as recent sales.
If similar homes are offering better value, buyers may overlook your property.
Pricing should be based on today’s market—not what a neighbour sold for several months ago or what your home may have been worth in a different market.
2. The Market Has Changed

The home doesn’t change, but the market does.
Interest rates, inventory, buyer demand, competition and economic conditions can all change while your property is listed.
A strategy that made sense when your home first hit the market may need to be adjusted if conditions have changed.
3. Your Listing Isn’t Reaching Enough Buyers
Good marketing involves more than simply putting a property on the MLS®.
Professional photography, compelling listing copy, online exposure, social media, agent networks, open houses and direct marketing can all help put a property in front of potential buyers.
If your home isn’t receiving enough attention, it’s worth reviewing how the property is being presented and where it’s being marketed.
4. Your Home Isn’t Showing at Its Best
Buyers often form an impression quickly.
Clutter, poor lighting, unusual furniture placement or deferred maintenance can distract buyers from a home’s potential.
That doesn’t mean every seller needs to complete a major renovation before listing. Sometimes relatively small changes—decluttering, cleaning, improving lighting or rearranging furniture—can make a noticeable difference.
Your online presentation matters too. Buyers often see the photographs before they ever walk through the front door.
5. There’s Too Much Competition
Sometimes your home is well priced and well presented, but buyers simply have plenty of alternatives.
Look at the properties competing with yours.
How do they compare in terms of price, condition, location, size and features?
If several comparable homes are available, your property needs a reason to stand out.
6. Buyer Feedback Isn’t Being Used
Showings can provide valuable information—even when they don’t result in an offer.
Are buyers consistently mentioning price? Condition? Layout? Presentation?
One comment may not mean much, but repeated feedback can reveal a pattern.
Rather than dismissing buyer feedback, use it as another piece of information when evaluating your selling strategy.Local Market Knowledge Matters
